Surrey is a perennial favourite for house-hunters, arguably the most sought-after of the Home Counties thanks to its great variety of towns and villages, beautiful countryside and excellent connectivity into and surrounding London.

With its offering of everything from affordable housing to prime luxury properties, there’s always a lot going on in the Surrey new homes market and we’ve brought together the latest news.

Shanly Homes has an excellent offer currently at Amber Lodge, in the picturesque market town of Godalming. It is offering a generous £10,000 incentive to buyers who purchase a home this March (subject to terms and conditions). The incentive can be used to contribute towards legal fees, Stamp Duty, furniture or window dressings.

The show apartment demonstrates the homes on offer. Nearly 2,000 potential buyers have registered to view homes at a new classic Arts and Crafts style neighbourhood being created in the heart of the Elmbridge ‘Golden Triangle’, considered to be one of Surrey's most coveted areas. London Square Walton On Thames will launch next month and features 104 homes, a mix of large family houses and apartments set in landscaped grounds close to the river, open spaces, excellent schools and transport links.

Jo McDonagh, sales and marketing director of award-winning London Square, said: “We have seen an incredible response from buyers, with the biggest rise in registrations taking place during the current lockdown. This shows the strength of pent-up demand for quality homes in a really good location. The development is a short walk from the historic and pretty town centre, with shops, independent boutiques, a Surrey farmers’ market, a fitness centre and great places for eating and drinking, including riverside dining. The station is a 12-minute walk away with fast trains to London Waterloo taking 26 minutes. The range of state and private schools in the area is excellent, with three local primary schools rated ‘Outstanding’ by Ofsted.

The first phase of a luxury new homes development in Mytchett, near Camberley, has been launched by Knight Frank on behalf of developer Nicholas King Homes. Water’s Edge comprises 99 three-, four- and five-bedroom houses alongside a collection of 56 two-bedroom apartments and duplexes. The first buyers are able to move in now, with the development on track for completion in summer 2023.

The scheme overlooks two lakes, bringing a sense of peace and relaxation, and homeowners can also take advantage of the surrounding green land, including 2.3 kilometres of circular cycling and walking paths. The development is ideal for those with children; a number of reputable schools are located nearby, including Mytchett Primary School, Salesian College, Farnborough Hill and Holly Lodge Primary Academy. The area also boasts a large number of highly rated pubs, bars and restaurants in the neighbouring towns of Farnborough and Guildford. London Waterloo is accessibly in under an hour from Farnborough or Ash Vale train stations.

For first-time buyers there are now a number of opportunities to take an affordable step onto the property ladder thanks to the Home Reach scheme. This allows qualifying house-hunters to ‘part buy-part rent’ a brand new home, which means the requirements for a deposit and mortgage are much lower than for buying a home outright. So you can start by purchasing, say, 50% of a property and pay a subsidised rent on the remainder and as your finances allow over time, buyer further shares if you want to (known as ‘staircasing’) until you own 100%.

Among the current properties available this way are one- and two-bedroom apartments at Aspect in Hersham, where prices start at £147,500 for a 50% share (full market value £295,000) and a 5% deposit of as little as £7,375 is needed. Within walking distance of the town centre, this development offers residents communal facilities including lift access to all floors, secure visual entry system, a roof terrace and cycle storage. There are also one- and two-bedroom apartments at The Picturehouse in the heart of Redhill. These start at £130,000 (full market value £260,000) and £168,750 (full market value £337,500) respectively, based on a 50% share.

Heron House in the delightful town of Godalming has one, two- and three-bedroom apartments available through Home Reach. Developer Aitch Group has announced that buyers of new homes at the leafy scheme The Old School House in Chobham, Surrey, will benefit from the double Stamp Duty saving. The 14-house private gated development is nestled in a pretty village and will appeal to those upsizing in the country or making the move out of London for more space and a rural lifestyle, but with easy and fast access to the capital.
