High-Quality Homes and Lifestyle Available at Nine Elms

We speak exclusively to Emma Denton of Bellway about the properties and facilities at The Residence in Nine Elms, London...

Bellway Thames Gateway’s sales director designate Emma Denton talks us through one of the housebuilder’s most high-profile developments, The Residence in Nine Elms, and takes us through the properties available and the lifestyle on offer there.

Hi Emma, what types of property will The Residence comprise of, and what is currently available?

Located on Ponton Road in Nine Elms, The Residence is the epitome of a new class of homes that are being brought to market as part of one of London’s most extensive redevelopments. The Residence is a luxurious development of five new buildings, up to 19 storeys high, located on the South Bank of the River Thames, in the much-acclaimed regeneration area of Nine Elms. Undergoing extensive regeneration, Nine Elms is becoming a significant new residential, cultural and business region situated in London’s new diplomatic quarter anchored by the new US Embassy.

There are currently 14 two-bedroom apartments left in Phase 1 with the second phase launching at the end of this year.

Future work will include the redevelopment of one further parcel of land along the Railway line that will include a further 360 homes, including both affordable and Private Rented Sector tenures.

What sort of interior design, layout and specification has been used?

Designed by GRID Architects in conjunction with GRID Inside, the design focuses on the residential experience. It was key that the regenerated site provided active frontages on all sides to create vibrant streets and to promote a quality public realm ensuring a seamless experience wherever a residence is in the development. The exterior design features a blend of contemporary and modern, from the brick massing that references Manhattan’s tenement blocks, to the highlights of bright glazing that bring it to life.

Inside, residents are greeted by an impressive atrium with concierge on the ground floor, sure to impress visitors and staying guests. From here, residents are able to use the meeting room, an ideal spot for hosting clients, while the media lounge can also be found on this floor, providing a unique retreat for residents to indulge in a taste of the big screen without leaving their home.

Apartments at The Residence stand out as a result of their style and location – buyers can attain luxurious homes without compromising on quality or access to amenities and transport connections. Each apartment enjoys a beautiful, open-plan design, with a private balcony or terrace. These overlook a range of surrounding parks and piazzas, with some offering views out over the River Thames.

Within the spacious apartments, everything is finished to a superb specification, from the spa-like fittings in the bathrooms to the high gloss, fully integrated kitchens with their soft-close cupboards and Silestone work surfaces. Floor-to-ceiling windows flood the homes with light, while the apartments enjoy all the benefits of contemporary living, from fitted wardrobes to a video entry system.

What other lifestyle features and services will residents enjoy?

Each of the one, two and three-bedroom apartments benefits from use of The Residence’s large on-site gym, yoga room, media lounge, meeting suite and concierge service, all in one of the most talked-about areas of the capital.

The Residence by Bellway Homes offers a new class of apartment living, transforming what was once the former site of Christie’s Fine Art Storage warehouse to bring new retail and lifestyle opportunities to the area. Paying homage to the art world, Bellway has included a 9,192 sq ft art gallery as well as 514 apartments, of which 190 are affordable and 8,308 sq ft of commercial space.

What is it about the Bellway approach that brings a USP against other developments in this area?

The price for an impressive three-bedroom apartment with a terrace at The Residence averages at around £1,000/sqft, compared to over £1,300/sqft for the same sized property at a neighbouring development. Seventy-nine homes were bought on the first day of launch in March 2017, with an additional 161 apartments being sold up until January 2018.

Has regeneration of Battersea brought a lot more to the area than just new homes? 

Homes on regenerated development sites offer great returns according to property experts JLL and Nine Elms in Battersea is a prime example. The development has been referred to by JLL as one of the fastest growing regeneration areas in Europe, with several factors playing into its growing appeal. The new Nine Elms Underground station will provide central London connectivity when it opens just 200m from The Residence in 2020, while the conversion of former industrial land into commercial spaces and green areas will add to the area’s charms as part of the £15bn redevelopment.

Have the properties at The Residence to date been purchased by a certain type of buyer, or is there wide appeal?

The redevelopment of Nine Elms is drawing in buyers from across London. The Residence is attractive to buyers looking for luxury living with a host of amenities on their doorstep. With plenty of on-site amenities including an art gallery and nearby shopping areas and communal parks, The Residence offers a vibrant location and connectivity to other areas of the capital.

What timing can potential purchasers expect for completion and how can they learn more about The Residence?
