WhatHouse? Awards 2016 winners – Fruition Properties, Best House

Fruition Properties was just one of a number of boutique developers to win at the 35th WhatHouse? Awards this year, with this company picking up Bronze in the competitive Best House category for 8 Merchant Terrace, one of a high-end development in Hammersmith, west London.

The Fruition Properties team was handed the award by guest host Lord (William) Hague in front of 1,700 senior industry figures at the Gala Luncheon in the Great Room of the London’s Grosvenor House Hotel. The winning property was one of eight four-bedroom townhouses combining classical elegance with contemporary styling, featuring high-end brands across the board and a host of modern technology, including audio-visual systems and mood lighting.

WhatHouse? Awards 2016 judges report coverThese luxurious family homes are within easy reach of local transport links to the West End and City as well as being within walking distance of some of the capital’s most respected private schools.

Mani Khiroya, managing director of Fruition Properties, says of this year’s win: “We are absolutely delighted Merchant Terrace has been recognised as a winner in the Best House category. Formerly a commercial distribution centre, the scheme has rejuvenated this quiet street and provided both high quality housing for new residents and commercial office space for local business.

“The award is further testament to our desire to build innovative and inspiring homes across London, with thoughtful design details and considered spaces that maximise light and usability. We are incredibly proud to have been commended and look forward to producing more impressive new homes in the years to come.”

The panel of independent WhatHouse? Awards judges said of 8 Merchant Terrace: “Using roof terraces, it offers a clever solution to a shallow site that doesn’t have the space for rear gardens. An underground car park with access to each of the houses offers security and is a rare benefit in this part of London.

“There is a large, flexible open-plan family area, behind which is a cloakroom, utility area and stairs to the garage. A well-designed open staircase leads to the first floor with its reception room with a large, private roof terrace. To the front is a study with French doors. There are two bedrooms and a huge, well-detailed bathroom on the second floor, with a spacious master suite on the top floor that has the benefit of a large west-facing balcony.

“The judges were impressed with the roof terrace at the very top that is large enough for some serious entertaining. Indeed, the two terraces make this a very special house.”
