New homes round-up – the best new build property for sale in the North West

Posted 25 September 2015 by Keith Osborne

The latest House Price Index figures from the Office for National Statistics show that the North West has surpassed its 2008 peak for the first time in terms of house price growth.

Graham Davidson, managing director of specialists Sequre Property Investment, remarks: “The market appears to be in good health overall and it is encouraging to see good growth in areas outside of London and the South East.

“It is particularly positive news for the North West where prices have surpassed their 2008 peak for the first time, rising a sustainable 3.7% over the past 12 months, which can be attributed to burgeoning local economies, infrastructure improvements and increased exposure for the heavily touted ‘Northern Powerhouse’ cluster of cities.

“This is great news for investors who are already collecting around 7-8% gross rental return and are now also benefiting from around 4% capital increases in their property values.”

Here is a small selection of brand new homes in the North West that are either available now or coming soon:

Otter’s Holt in Culgaith, Cumbria (Cumbrian Homes)

Vicarage Fields in Haslington, Cheshire (Elan Homes)

Vicarage FieldsHelp to Buy is available on all new homes at this development bear Crewe, meaning a three-bedroom detached ‘Highgate’ home type, for example, could be secured with savings of around £10,000.

Marie Morris, sales director for Elan Homes in the north, says: “It can take several years to raise enough money to be able to buy your first home. What people may not appreciate is that Help to Buy could stretch their budget rather than break the bank as typically someone buying in this way should only need a 5% deposit. Plus while older properties typically need around £4,000 worth of DIY, that won’t be necessary with a brand new home.”

The high specification offered by Elan includes integrated kitchen appliances as standard; while bathrooms and en-suites feature quality fixtures and fittings. The properties at Vicarage Fields enjoy a rural outlook, but with strong commuter links. Crewe railway station is less than 10 minutes’ drive away, putting Chester, Stoke, Manchester, Liverpool and Birmingham within easy reach.
