WhatHouse? takes a tour of the stunning show home at Deer Park, Ginnis New Homes' exclusive development, which is located in parkland in Ripley...

Deer Park by Ginnis New Homes is an exclusive development of 30 three- and four-bedroom houses uniquely located in attractive parkland in Butterley, Ripley.

The design of the homes has been designed with local architecture in mind, with vernaculars inspired by the surrounding area, yet internally the homes offer modern living spaces in order to meet with the demands of contemporary lifestyles.

Cornerstone Partners, Ginnis Homes’ interior design consultancy, has carefully designed the show home at Deer Park to reflect the quality offering available at Deer Park. The show home is a stylish three-bedroom home that has been designed with first time buying families in mind, given its popularity with this particular market.

Cornerstone Partners has used a taupe, grey and French grey colour palette in the choice of fabrics, wallpapers and window treatments. Statement designer tiles, bespoke headboards in each of the bedrooms and contemporary modern furniture helps to create a stylish and edgy feel for the young first-time buyer target market. Luxurious carpets run throughout the living areas, stairs and bedrooms, whilst modern wood effect tiling can be found throughout the rest of the property. Buyers have the option to upgrade to certain features like solid wooden doors and quartz worktops.

Deer Park (Ginnis New Homes)Living room: A taupe, grey and French grey colour palette can be seen in the choice of fabrics, wallpapers and window treatments. The rich mix of materials include plush carpets, an unusual glass coffee table and plush sofas, all contribute to providing a relaxed space to enjoy. The fireplace creates a cosy atmosphere, while the cushions inject a bit of fun into the room.

Deer Park (Ginnis New Homes)Kitchen: The open-plan kitchen complete with French doors maximises the space, creating a welcoming environment. The modern wood effect tiling contrasts with the grey cupboards, allowing them to stand out as a feature. The worktops can be upgraded to quartz to add another dimension to the style. A hanging light above the table and the contemporary blind gives the room a modern feel.

Deer Park (Ginnis New Homes)Master bedroom: A grand master bedroom is important in any house, and the furnishings here emulate this. The floor length drapes create a sense of elegance when open, allowing light to flood into the room. A standout feature is the unusual beaded design covering the main light. The bed is central to the room, with a large headboard and a tasteful arrangement of cushions and throws.

Deer Park (Ginnis New Homes)Second bedroom: The second bedroom has a more dramatic feel, with a bold statement wall. The crushed velvet headboard and leather bench at the foot of the bed add a hint of sophistication to the room. With statement lights and plush carpets, this is a standout bedroom

Third bedroom: The third bedroom offers a calm space with a bold splash of colour from the canvas painting. The bright white desk and chair continues to create a relaxed setting and helps the buyer imagine the possibility of using this space as a study. A large contemporary floor lamp allows for extra light without overcrowding the room.

Deer Park (Ginnis New Homes)Hallway: A striking centre piece mirror combined with a large canvas creates a striking entrance to the home. The neutral tones are calming, creating a positive welcome for homeowners and guests alike as they enter the house.

Deer Park (Ginnis New Homes)Bathroom: The en-suite allows for privacy, with the grey tiles creating a feature within the shower. The same classic design has continued into the main bathroom, with the brilliant white suite offering the feeling of hotel luxury.
