Elm Farm is our new collection of new homes, situated at Norwich Common on the edge of Wymondham. The development offers great choice and value and is at the heart of the peaceful county of Norfolk and is surrounded by miles of open countryside.

This beautiful spot is easily accessible, with good A-road links to the historic cathedral and university city of Norwich a short drive away. Wymondham is a great commuter town for Cambridge and London too. This pretty market town has plenty of local facilities, but you`ll also be close to the market towns of Thetford, Bury St Edmunds, Swaffham and Downham Market for a change of scenery. For days out from your new home, you`ve got the unique waterways of the Norfolk Broads and the resorts and beaches of the coast from The Wash all the way to the Suffolk border, to explore.

Shopping

With a cheerful market town atmosphere, Wymondham has a good range of shops, facilities, boutiques, tea rooms and a range of restaurants, all set amongst its winding medieval streets. There's a weekly market, held every Friday, and on the third Saturday of every month, there's a farmer's market, where you can taste the delights of Norfolk's famous local produce.

Transport

Commuting is made easy with quick access straight onto the A11 trunk road, just a short distance away. Norwich can be reached in approximately 20-25 minutes, the coast at Cromer or Great Yarmouth in approximately 50 minutes, and Cambridge and the M11 in approximately 70 minutes. The A47 makes travelling east to west across the county easy too. Wymondham train station offers links to Norwich (15 mins), Cambridge (67 mins) and London. Norwich International Airport (8.7 miles) offers both national and international destinations.

Education

Wymondham is ideal for families, offering a wide range of educational facilities accommodating children from primary school to high school. Wymondham High School, which also has a Sixth Form, has been rated 'Outstanding' by Ofsted.

 Health and Wellbeing
3.7
Since the outbreak of Covid in 2020, the health and quality of life for ourselves and our families has become more of a priority than ever, and one of the fundamental considerations in choosing where we live. There are a host of ingredients in measuring this, and we calculate our Health & Wellbeing rating using many factors.
 Transport Links
3.6
Being within easy reach of people and places for work or leisure is a top consideration when choosing your brand new home. Can you commute easily by private or public transport, and are there routes to close by for the places you’ll want to go to? Would it be safe to leave the car at home and cycle somewhere instead? Are there convenient EV charging points in the local area?
 Finance
3.6
Finances are the fundamental thing on which our choice of new home is based, but aside from what you can afford to borrow and the price cap you must consider, there’s the ongoing running costs to consider too, and what may happen to the value of your home before you sell it in the future.
 Education and Amenities
4.0
Education and Amenities covers things which are vital to everyday life, whether it’s somewhere to buy groceries and other essentials, a place to enjoy leisure time and for families, an area with schooling which is easy to get to from home
