Video tour – Quebec Quarter in Canada Water, Southwark

L&Q has announced the first release of private sale homes at its mixed-tenure Quebec Quarter development in Canada Water, south-east London.

The new development is a low-rise scheme which comprises 240 apartments in seven blocks separated by landscaped open spaces and gardens. There will be 151 one-, two- and three-bedroom apartments for private sale and 69 one- and two-bedroom homes available via Shared Ownership. The first private sale homes have three bedrooms and are available from £770,000.

Canada Water is a promising area for homebuyers hoping to find a more affordable corner of the capital that is still within easy reach of its centre. L&Q’s research found that the price per square foot of property in Canada Water is some 25-40% less expensive than neighbouring quarters such as Bermondsey, Wapping and Canary Wharf. This is despite prices rising 19% in the area in 2015.

Cathy Lloyd, sales and marketing director for L&Q, says: “Within SE16 alone, there are 2,000 new homes in the pipeline – making it London’s second largest area of redevelopment South of the River, after Nine Elms.

“Quebec Quarter makes a major contribution to the regeneration of this increasingly popular area, and helps to further establish L&Q as a major private sale developer in London, competing with some of the capital’s largest housebuilders. The three-bedroom private sale units, a number of which are available in the first release, are considerably larger than the average for London, so we anticipate a good deal of interest from young families, as well as young professionals and first-time buyers for the smaller units.”

Quebec Quarter is equidistant from Canada Water and Surrey Quays stations, with fast commuting times to stations in The City and the West End, including Canary Wharf (two minutes), Waterloo (six minutes) and Bond Street (12 minutes).

The area is set to become even better connected following the completion of the proposed Brunel Bridge in 2020 – a foot and cycle bridge connecting Canada Water with Canary Wharf.
