Guildford commuter homes – what can you get for your money?

Guildford is a town right in the heart of Surrey, and is an area that is very popular with commuters...

Just 27 miles from London, Guildford has two railway stations, making it an ideal location for commuters.

Land Registry data shows that the average property price in Guildford is £512,608, 10.6% below the London average of £573,702, which adds to the appeal of the area for commuters. The value of properties in the area is increasing, although not too drastically, and prices were up 1.44% over the last year. 

The main station, Guildford, can take passengers to London Waterloo in just 34 minutes, and offers residents direct services to Reading (35 minutes), Gatwick Airport (44 minutes) and Portsmouth Harbour (1hr 4 minutes). There’s even one direct train to Newcastle first thing in the morning. London Road (Guildford) is the town’s other station, which is to the north east of the centre, and is a stopping service that gets to London Waterloo in just under an hour. An annual season ticket for Guildford to London terminals is £3,496, and the 12 month season ticket for Guildford to Reading or Reading West is £2,728. 

For those who love to shop ‘til they drop, Guildford was previously voted the best luxury shopping destination outside of London, with traditional high street brands, luxury labels and plenty of independent stores. It is a town steeped in history, with several buildings through the ages still standing, such as the medieval Castle Keep, the Georgian Art Gallery and the Tudor Guildhall. 

Guildford Borough Council has announced that it is reducing the number of new homes it was planning to build before 2034 by 1,400. Sites in Normany and Flexford had been earmarked for new developments but have since been removed by the authority. Nevertheless, there are still plenty of new homes available.
