Octagon launches a brand new mansion in the Hertfordshire countryside

Posted 10 June 2016 by Keith Osborne

A new five-bedroom mansion set in nearly two acres of mature, landscaped grounds provides an ideal mix of rural location and quick London commute...

Luxury property developer Octagon  is now actively marketing a brand new mansion in a sought-after Hertfordshire hamlet which combines rural appeal with a quick commute into central London.

Ivory House is a new build, five-bedroom home set in 1.7 acres in Essendon, roughly equidistant from two stations with direct routes in to London: Hatfield, with a 22-minute service into King’s Cross; and Bayford, with a 40-minute journey time into Moorgate.

The Georgian-influenced mansion is located at the end of a 200-metre, tree-lined drive behind electric gates, ensuring security and privacy for its owner. It’s south-facing, landscaped grounds have an abundance of mature trees and also has a river running through it.

Set out over two storeys, the house has been lavished with attention to detail in every aspect of specification, with spacious rooms and luxurious materials throughout – standards which have won the company numerous WhatHouse? Awards over the years.

There’s an impressive welcome, as the entrance hall has a circular, solid oak staircase at its heart that underlines the scale and class of the whole property. Branching off the hallway to the right is a spacious study, a generous, triple-aspect sitting room and a convenient boot room from a rear entrance leading the gardens and detached garage.

Ahead from the hall is the drawing room and a dining room, which, like the study, can be closed for privacy or opened to give a flowing circuit of reception space. Both the rear reception rooms also have glazed door access to the rear gardens.

The west wing of the ground floor is taken by an extensive kitchen/breakfast/family room, around 43ft long in all, with an angled island hob and work area, Miele appliances and plentiful windows on three sides, along with door access to the garden.

Upstairs, the buyer’s attention will doubtless centre on the master bedroom, with views over the rear grounds, which has two separate dressing areas and a large marbled en suite with separate bath and shower complemented by twin basins. Three more bedrooms have en suites (two with their own dressing area too), with accommodation completed by a fifth bedroom and a laundry room.

Essendon itself is ideally placed for access to the amenities of nearby towns such as Hatfield and Hertford, with delightful countryside all around as well as facilities for outdoor activities such as horse riding and golf. Highly regarded state and private schools nearby include Stormont, Lochinver House, Dame Alice Owen, Haileybury, Queenswood, Haberdashers Askes and St Albans.

Road links to London are via the A1 or A10, with the M25 in easy reach.

Star features include a large contemporary kitchen fitted with top of the range Miele appliances, a dramatic angled island breakfast bar, opening onto an informal dining area and family room.

The house has a guide price of £4.828m and can be viewed through appointed agents Statons (020 8441 9555).
