New homes snapshot – Lincolnshire coast offers a variety of new build options
The appeal of the coast is something which many house-hunters will identify with, and this is no less true in Lincolnshire, with its line of ports, resorts and harbour towns from the mouth of the Humber to The Wash.
Names such as Grimsby, Cleethorpes, Mablethorpe and Skegness will be familiar to many people, even if they may never have been to them personally. Even those that know them may be starting to see unfamiliar features, as the modernisation of coastal towns in other parts of the country takes place in this eastern corner.
Cleethorpes was featured in The Guardian in May this year, where the newspaper’s correspondent noted a host of new specialist shops, boutique hotels and high-quality restaurants to complement the Blue Flag beach
Much of the coast is covered by the East Lindsey district, where the draft Local Plan for the area is currently under a six-week public consultation, but there are already criticisms from within the council itself over a document that one councilor, Daniel McNally, describes as “lacking in vision and full of restrictions”. Cooper has also pointed out a lack of flood risk strictures for some areas with a high proportion of affordable housing proposed.
While current proposals show the majority of over 7,000 homes planned for the district over the next 15 years are well away from the coast, it is unlikely that the revival of old seaside towns is unlikely to deter developers from trying to introduce new property to these areas.

An affordable way to get on the property ladder in Mablethorpe is via the government-backed Shared Ownership scheme. Starting with just a 25% share, the up-front price for a two-bedroom property at Waterloo Homes’ Sunningdale development id from £27,500. A show home will be open on this site from 2 July to view by appointment.
Coming soon from the same housebuilder and under the same buying arrangement is Saxon Fields, down the coast in Skegness. Again, this will be a range of starter homes with a modern specification and convenient location. Potential buyers can register their interest now and find out prices closer to release.
For buyers of 60 or over looking for a development specially tailored to them, Maritime Court is now selling off-plan, bringing one- and two-bedroom homes to Cleethorpes from £159,999 and £209,999 respectively. Developer McCarthy & Stone complements the privately owned properties with a host of communal facilities including a landscaped garden, residents’ lounge, secure parking and a guest suite.
Just north of Grimsby, in Immingham, Peter Ward Homes is building a wide range of homes with from two to five bedrooms. Currently on Phase 3 of the scheme, prices start at £120,000 for the two-bedroom ‘Harris’. Help to Buy and Part Exchange are just two of the incentives on offer. The semi-rural location is well connected, with close-by road and rail links to the motorway network, Humber Bridge and Doncaster.
