New homes snapshot – great choice of new builds along England’s North East coast

The charm and beauty of the North East coast are very tempting, and housebuilders are busy meeting demand with some excellent new homes in this area...

The North East of England has a wonderful mix of coastal landscapes that are bound to attract homebuyers looking for this kind of setting for their life – and a host of housebuilders are currently operating along the edges of Northumberland, Tyne and Wear, and County Durham to offer a mix of homes to suit different tastes and budgets.

This part of our nation’s coastline is peppered with an interesting mix of resorts, towns and cities, as well as unspoilt landscapes such as Durham’s Heritage Coast and the designated Area of Outstanding Natural Beauty running south from Berwick-upon-Tweed to Warkworth.

Perhaps surprisingly, property prices in the North East are the worst performing in the UK according to the latest figures from the Land Registry, falling back 0.4% over the year to the end of March 2017 and down 1.3% from February. The average price in the region is now £122,298, just 57% of the national average (£215,848).

As, you’ll see below, current developments cover a whole array of property types, from compact apartments to spacious executive homes. Last month, there was good news for small and medium-sized construction and development companies in the region, with Santander launching a £10m fund to assist those finding it difficult to get the finance they need elsewhere. This is bound to help even more new homes come to market in this part of the world.

While the coast and other areas of natural beauty and wildlife interest are important factors for many buyers, so are practical features such as good schools, shopping and transport links. The region is well served by these, with the A1 and East Coast Main Line also conveniently offering access much further away into Scotland and down to London.

Among the new homes for sale along the North East coast now are:

Within the conservation area of historic town of Berwick-upon-Tweed is Governor’s Gardens, a collection of one- to four-bedroom homes from Lindisfarne Homes bounded by the Elizabethan Ramparts. One of few unsold home, Plot 2 is a three-/four-bedroom home priced at £270,000.

South ShoreIn Blyth, Persimmon Homes is currently marketing Phase 2 of its South Shore development, with a mix of three- and four-bedroom homes available and a mix of terrace and detached homes and house types over two and three storeys. This week’s special offer (subject to terms and conditions) is on Plot 171, a three-bedroom en-of-terrace ‘Hanbury’ at £150,950 with kitchen and tiling upgrades, £5,000 towards a deposit and a scheduled June completion date. 

Also in Blyth, Miller Homes’ Portland Wynd offers two- to four-bedroom homes with a mix of apartments and houses. Prices start at £125,950. Help to Buy and Part Exchange are available, and some buyers are being offered further incentives on selected plots, with stamp duty and carpets paid for. The development is open. 10.30am to 5.30pm Thursday to Sunday and from 12.30pm to 5.30pm on Monday. 

In popular Whitley Bay, Taylor Wimpey is building four- and five-bedroom executive homes at West Park. Priced from £349,995, there are 11 different designs to choose from, but all homes are just minutes from the beach, making it a perfect location for families in particular. Part Exchange, Easymover and Help to Buy are available, and visitors are welcome from Thursday to Monday.

On North Tyneside is Dove Park, a development from Story Homes featuring a variety of homes on the final phase. The site is just 20 minutes from the centre of Newcastle-upon-Tyne, with a standard specification involving a fully integrated designer kitchen, bi-fold doors from living room to patio and a fully turfed garden. Prices start at £314,950, with Help to Buy available.

In South Shields, McCarthy & Stone now has planning permission approved on a development of 47 apartments on a retirement living development at Harton Centre, with a mix of 29 one-bedroom homes and 18 two-bedroom homes. Especially designed for retirees, each property has a great specification and there are 33 parking spaces at the site. Prices £TBA.

In Sunderland, Persimmon is offering three- and four-bedroom homes at Maiden Vale. Starting from £159,950, there are numerous different designs to choose from, convenient for the centre of town as well as the coast. Check out the weekly deal on selected plots and ask about the regular offers such as Part Exchange, Home Change and Help to Buy.

Priced from £259,950 is Hart Village, a Gentoo Homes development featuring three-, four- and five-bedroom houses in six styles in Hartlepool. All properties come with photovoltaic panels as standard, helping to reduce energy consumption and lower the costs of running each home. There’s a view home for visitors to look around and while the standard specification is impressive, buyers can personalise their homes with a host of upgrades if they wish.
