New homes snapshot – Durham’s new builds offer variety of budget and property type

With tens of thousands of new homes identified as necessary across the county, it comes as little surprise to see so much activity in the housebuilding sector right now in and around the historic city of Durham.

The city has a global reputation, thanks to its UNESCO World Heritage Site status and its university, which is among the 100 best in the world, according to the Times Higher Education rankings. Its international student population will be an attractive feature for buy-to-let investors, providing a ready audience for high-quality rental property.

Mount OswaldCounty Durham’s projected need for new homes from its 2010 housing strategy was just shy of 29,000, with the city of Durham requiring the largest number (5,500) followed by Bishop Auckland and Consett (3,180 each) in one option, with another option reducing the number to around 3,500 for Durham and the balance taken up elsewhere in areas such as Peterlee, Spennymoor and Stanley.

New homes are just part of the changes that Durham will see over the coming years, with infrastructure and employment opportunities hand-in-hand to support the growing population of the area. The Durham Riverside regeneration will transform areas such as Freemans Reach and Milburngate with new commercial and retail project, including a new boutique cinema, neighbouring new residential properties and public spaces.

Recently, one of Britain’s largest volume housebuilders, Bellway, established a brand new division at a base in Darlington, showing how important it considers the area to be in meeting demand for brand new properties of all types.

New homes currently for sale in Durham:

David Wilson Homes has 60 homes in 11 different designs at Mount Oswald, around two miles from central Durham. The last release of four- and five-bedroom properties, with prices starting at £484,995, gives buyers the opportunity to enjoy a convenient location with the benefit of woodland and landscape views. Prioximity to Durham High School for girls will appeal to family buyers.

A number of assistance schemes, including Help to Buy, Part Exchange and Home Change, are available at Aykley Woods, a Persimmon Homes development of apartments and three- to five-bedroom houses in the northern part of the city. The marketing suite is open Thursday to Monday to discover more about the current choice of property, priced from £219,950, and details of the schemes.

A range of three-, four- and five-bedroom homes is provided in Framwellgate Moor at Aykley View, a development from Avant Homes. Priced from £289,995, these distinctively designed properties are well placed for access to the city centre and boast a contemporary, Italian-inspired interior theme across kitchen, bathroom and living areas. The housebuilder is offering the chance for buyers to be in by Christmas through its Express Move scheme.

Aidan Gardens​All Saints Living is providing 26 properties at Aidan Gardens in Belmont, around three miles east of the heart of Durham. With five two-bedroom apartments and 21 three- and four-bedroom houses, there’s something to appeal to a spectrum of buyers, whether looking for a first home, upgrading or downsizing. Prince Bishops Homes is building 33 high-quality three- and four-bedroom homes at Swallowtail Meadows, priced from £156,950. The development is just a few miles from the heart of Durham in the village of New Brancepeth.
