A variety of new homes keeps refreshing housing stock in Cheshire’s ‘Golden Triangle’

This sought-after area offers new homes for the very affluent, but also some for glamour-seeking house-hunters on a more modest budget...

Beloved as much by celebrities as by the more low-key wealthy of the North West, the ‘Golden Triangle’ in question is one of the most sought-after areas of real estate in the whole of the UK.

Most of Britain’s most expensive residential roads are unsurprisingly in London and the South East, but some of the most prestigious roads around Knutsford, Wilmslow and Alderley Edge can compete with the posher parts of Surrey when it comes to the larger executive homes. Withinlee Road in Prestbury is reputedly the priciest address outside the South.

Wilmslow signAs happens on some of the private estates in the Home Counties, some of the plots are regularly flattened and replaced by brand new, state-of-the-art new homes bulging with the finest interiors and latest home technology.  These multi-million pound properties are regularly purchased by Premier League’s superstars, especially those from the cities of Liverpool and Manchester. You might also bump into the occasional rock singer or soap star in one of the villages’ boutiques, along with executives and entrepreneurs.

The exclusive nature of this part of north-east Cheshire attracts other homebuyers who want to share a little of the sparkle of neighbours often living behind high walls and secure gates, and there are far more affordable options for those without the deep pockets needed for the mansions.

Marcus Roberts, an agent in the Knutsford branch of Stuart Rushton & Co., says: “A beautiful countryside setting with fantastic links to Manchester and beyond, and great local amenities, has meant Cheshire's Golden Triangle and the surrounding area has always proved popular.

“The last 12 months has seen a 2.5% to 5% rise in actual selling prices across the most sought-after towns of Prestbury, Knutsford, Alderley Edge, Wilmslow and Mottram and the surrounding villages - such as High Legh - where there is particularly high demand. The local market is performing strongly and the WA16 postcode, which includes High Legh, has seen a 5% rise in the last year alone.”

The Daily Mirror reported last year on a number of large and expensive homes having their prices slashed due to a dearth of buyers. Many of the homes belong to footballers who have moved clubs any out of the North West but have had a limited audience for the homes they bought when they moved there. It’s not always easy being a millionaire!

New homes for sale in Cheshire now or coming soon:

Just outside Knutsford is a new scheme of 10 family homes, with prices from £450,000. The four-bedroom, two-bathroom properties from Alliance Homes at Copper Beeches offer gated access and secure parking, with completion set for this spring.

Bollin Park is a new development of luxuriously appointed detached family homes in Wilmslow with a range of four-, five- and six-bedroom properties from Jones Homes’ Signature Collection. With many plots already sold or reserved, the last few houses start at £675,000.

Bollin HouseAlderley Villas is a collection of Victorian-inspired homes with traditional materials reflecting the character of the Trafford Road Conservation Area. The three-bedroom properties from Russell Homes have a top storey devoted to the master suite, with bathroom, dressing room and lounge. Prices on application.

Renowned high-end developer Huntsmere offers properties with no compromise of quality and 'White Oaks' in Mottram St Andrew is no exception. Under construction now and priced at £5.5m, this seven-bedroom mansion on a one-and-a-half acre plot has a wealth of detail and an abundance of space and facilities, including  a wine cellar, media room and leisure suite with pool.

Also from Huntsmere, at £3.25m, is 'Bollin House', close to the centre of Wilmslow, backing on to the River Bollin and parkland. This home has been constructed in the centre of a two-thirds acre, landscaped plot and has 7,000 sq ft of accommodation including five bedrooms, pool, steam room, and cinema room.

In Prestbury, with a guide price of £2.65m through Jackson Stops & Staff, is a brand new six-bedroom home, the highlight of which is a substantial leisure suite of indoor pool, six-person Jacuzzi, gym and changing rooms. Four of its bedrooms are en suite and there is a housekeeper’s apartment above the triple garage.

In Wilmslow, ‘Pembury’ is a five-bedroom new build close to the town centre. The Henderson Homes property is centred on an open-plan kitchen/breakfast/day room (with separate utility room) and two of its bedrooms have en suite facilities. Price on application.
