#TuesdayTips – How to successfully Part Exchange

Posted 23 August 2016 by Helen Christie

Part Exchange continues to prove a popular solution for many househunters struggling to sell an existing home...

Described as the easy way to climb the property ladder, Part Exchange allows homehunters to purchase a brand new David Wilson home even if theirs is unsold. David Wilson Homes will buy your old home, leaving you free to move into one of theirs.

Cathy Johnson, part exchange manager at David Wilson East Midlands, believes there are countless advantages to this scheme. She comments: “Part Exchange is a fantastic offer and one of our most popular deals that increasing numbers of existing homeowners are taking advantage of.

“Aside from being a stress-free move up the property ladder, there are many other advantages including a guaranteed buyer, no estate agent's fees to pay, no worry of a chain falling through and with selected homes ready built, you could move in weeks.”

For anyone considering taking advantage of this deal, Cathy is offering her top tips to a successful Part Exchange:

Speak to an independent mortgage adviser

As with any purchase, before making any plans it is advisable you speak to a specialist mortgage adviser to make sure you get the best deal around and that the property you're looking at is affordable.

Be realistic about the valuation

We offer fair market value based on two valuations however it's still important to be realistic about it and remember that even if you were to sell the property independently you might still have to negotiate.

Keep on top of DIY

Make sure that all DIY jobs have been finished so that your home is ready for marketing straight away. This will also help to get the best possible valuation.

Sit back and relax

Once you've Part Exchanged you don’t need to worry about doing any of the hard work, so you can just sit back and relax.
