The Shared Ownership scheme is a fantastic way to get on the property ladder without the pressure of being able to afford the entire purchase price. Also called Part Buy Part Rent scheme, it provides you with a way of purchasing a portion of your new home and renting the remainder, until you are ready to buy the remaining part and own the property fully.

There are some restrictions to your freedom when it comes to making changes to your home, but unless you are planning major work, you should encounter no issues. You will be able to paint and decorate to your heart’s content! And with it being a new build home, the interior and layout should be up to modern standards anyway, eliminating the need for larger DIY projects. As with buying your home outright, no private landlord can ask you to vacate your home, so you can rest assured when you choose this option.

Why Choose Shared Ownership?

It’s not just for first-time buyers 
Despite what you may think, Shared Ownership is not only for first-time buyers, although it’s especially attractive to those seeking to purchase their first home due to the low deposit necessary. As long as you meet certain financial criteria, anyone can purchase a home through this scheme.
Increase your share over time
You are free to increase the part of the home you own whenever you want. This is called ‘staircasing’ and allows you to purchase incremental amounts of your property when you are in a financial position to do so. You can purchase up to 100% of your property and stop paying rent.
An easier way to buy
With Shared Ownership, you will still require a deposit for the portion of the house you are purchasing. But since the required deposit is relative to the percentage of the house you buy, you will be able to purchase with a much smaller deposit compared to a traditional house purchase!
Be part of a community
Shared Ownership homes are often part of apartment blocks which feature modern communal amenities, such as co-working spaces, cafés, gyms, and other communal areas. This means that you will have plenty of opportunities to socialise right where you live if you wish to do so!
