We look at this week’s new homes stories from Scotland, North Yorkshire, East Anglia and the South East…

The last summary for this month looks at current events and news for new homes buyers from the south coast up to central Scotland.

 

Part Exchange weekend across all Mactaggart & Mickel Homes developments in Scotland

Saturday 28 and Sunday 29 January are busy times for the teams at Mactaggart & Mickel Homes staff all over Scotland, as they host a Part Exchange weekend at each of the company’s developments.

Buyers can visit the scheme and find out more about the plots available with Part Exchange and the details of the initiative.

Joanne Casey, director at Mactaggart & Mickel Homes, says: “We provide this option to help take some of the stress out of moving house. Selling on their existing property is one of the biggest worries for house hunters, so our Part Exchange plan offers our customers that extra peace of mind.”

Among the developments where the event is taking place this weekend are: Castle Grove and Red Lion, both in Newton Mearns; Polnoon in Eaglesham; Braemore Wood, Troon; Greenan Views in Doonfoot; Thorneybank Green in Dalkeith; and Lockhart Woods and Barnton Park Wood in Morningside, Edinburgh.

 

Leaseback opportunity for investors in East Anglia

National housebuilder David Wilson Homes is offering the opportunity for a leaseback deal on some of its show homes, providing a 6% guaranteed rental yield for investors on the professionally decorated properties.

Under the scheme, a buy-to-let investor can purchase the scheme but immediately rent it back to the housebuilder, allowing them to utilise it as a show home while paying a 6% annual rental fee to the owner. Once its role as show home is complete, the owner can move in or find another tenant.

The offer is on at Buttercross Park in Peterborough, Great Pastures in Warboys and Roman’s Edge in Godmanchester.

Jackie Day, sales director at David Wilson Homes South Midlands, says: “This hassle-free scheme offers investors great value for anyone who is looking to put their money into property with minimal risk as we guarantee they will have a tenant for the full duration of the lease. Rather than having to worry about untidy tenants or any problems that may usually occur when renting out a home, the investor has the assurance that we will maintain the property in pristine condition. New homes in West Sussex just released by Miller Homes

Mulberry FieldsLast week saw the launch of a brand new development in West Sussex, where Miller Homes has unveiled a mix of 193 homes at Mulberry Fields in Southwater, a village just south of Horsham.

Located between the High Weald and South Downs, these properties are in the heart of delightful countryside but within easy reach of shops and transport links. Buyers have a wide range to choose from, with houses with two to five bedrooms maximising the development’s appeal.

Tracey Lee, regional operations director for Miller Homes Southern, says: “The location of Mulberry Fields is perfect for anyone who yearns for a tranquil village life, yet wants to be close to great amenities. Help to Buy on range of new homes in Morton-on-Swale

Linden Homes is promoting the benefits of the government-backed Help to Buy scheme for first-time buyers and homemovers at its Morton-on-Swale development The Dales, where it is just opening a new show home this weekend to inspire house-hunters in this part of North Yorkshire.

The four-bedroom detached ‘Burghley’ boasts an open-plan kitchen/dining area with a bay window, a spacious living room, and a master bedroom with en suite, complemented by a single garage. The Dales is a mix of three- and four-bedroom homes, close to North Allerton, within easy reach for the A1(M) and A19, with prices currently ranging from £209,950 to £379,950, all well within the £600,000 threshold of the Help to Buy scheme.

Kent housebuilder outlines plans for 2017 developments

Regalpoint Homes in TonbridgeSevenoaks-based housebuilder Regalpoint Homes has announced some of its plans for new homes developments across Kent over the coming 12 months.

In February, work is due to commence on four one-bedroom apartments on a small scheme on Tunbridge Wells High Street, close to the station and other amenities, while March is the anticipated start time for a development on Tonbridge High Street that comprises 14 one- and two-bedroom apartments of a contemporary design.

More details will be announced in due course of a collection of projects currently in the planning process, in places such as Lamberhurst, Borough Green, Cranbrook, Wittersham, Tunbridge Wells and Matfield.

Director Tony Porter says: "We have heard in the news recently that 2016 was the best year in a long time for first-time buyers getting onto the property ladder, and we know that our Regal House development in East Grinstead helped towards those amazing figures. New show home for Redrow in Leeds

National housebuilder Redrow is opening a brand new show home at its Woodlands development in Horsforth Vale, on the north-western outskirts of Leeds, on Saturday 28 January.

The ‘Harrogate’ house type will be unveiled at a New Year ‘Pick me up’ event between 12.00noon and 4.00pm for house-hunters to rejuvenate their search for a new build home in 2017. Visitors will be entered into a draw for tickets to a spa day for two people at Easthorpe Hall, Mirfield.

Patsy Aiken, sales director for Redrow Homes (Yorkshire), says: “Where we live can help us get the mix of professional and personal life just right and that, in itself, can lead to people being happier, less stressed and  therefore healthier.”

Woodlands will feature 125 homes from Redrow’s Heritage Collection, with prices currently starting at £404,950 for a four-bedroom ‘York’ semi-detached house.
