New homes snapshot – Telford continues to provide great new build choice

Large and small housebuilders are working hard around the Shropshire New Town to keep track with long-term plans for thousands of new homes by 2031...

Designated a New Town in the early 1960s, Telford is now Shropshire’s largest town and the administrative capital of the county, underlining its popularity and importance as a place to buy a new home.

The Telford & Wrekin Local Plan 2011-2031 identified the need for 15,555 new homes for the area in that period, with 3,243 already built in the first five years.

Recent plans submitted for around 660 new homes in Muxton, on the northern fringes of Telford, have met with significant local objections. The proposed scheme will build housing on what is currently countryside and provide shops, restaurants, new office/light commercial units and public spaces around the housing. 

Heritage ViewTelford is home to two higher education establishments – The University of Wolverhampton Business School (UWBS) and, around eight miles north, towards Newport, Harper Adams University. University of Wolverhampton recently opened an improved engineering campus as the result of a £10m investment.

The presence of these facilities means there is a student population that will regularly need to rent buy-to-let homes around the town

Hitachi Capital Invoice Finance is currently tripling the size of its headquarters in the town with a £3m investment, demonstrating its commitment to Telford for its growing business. 

Among the new homes for sale in Telford now are:

In the southern suburbs of Telford, David Wilson Homes is constructing Doseley Park. There is currently a whole spectrum of house types on offer, from two bedrooms to five, and a price range of £152,500 to £430,000. The development has three show homes for visitors to view, and Help to Buy, Part Exchange and Movemaker are all available. 

To the west of town and close to the M54 is Eastfield, a scheme from the same housebuilder. There are a variety of three- and four-bedroom homes to choose from here, with prices between £175,000 and £265,000. Two decorated show homes are there, and buyers have the same choice of initiatives to consider for their purchase as in the sister development.

In the northern suburb of Hadley is Heritage View, from highly regarded regional builder Lioncourt Homes. This development is providing two-, three- and four-bedroom homes within easy reach of schools and other facilities, as well as road connections in every direction. Prices start at £162,500 currently, and buyers can use Part Exchange, Help to Buy and Lioncourt’s own Home Mover scheme to assist them in purchasing the home they want. 

House-hunters will also find a full range of buying initiatives at Woodland View in Lawley Village, where Charles Church Developments is selling a selection of three- and four-bedroom homes priced from £174,950. It’s around 45 minutes on foot from the centre of Telford, or just a few minutes by car. 

Newdale  Valley​Close by, and with a starting point of £129,950, the range of two- to four-bedroom homes at Newdale Valley could suit purchasers on a budget, with Help to Buy cutting the up-front price by another 20%. Housebuilder Persimmon has already brought a number of homes to the Lawley Village site, and this latest phase of contemporary designs is likely to have broad appeal to local house-hunters. The site is open from 11.00am to 6.00pm on Mondays and from 10.00am to 5.00pm from Thursday to Sunday.

Taylow Impey’s current work at Lawley Village is Sylvan Edge. Open daily from 11.00am to 5.00pm and with three show homes for visitors to look at, this development currently offers three- and four-bedroom houses priced from £184,995 to £219,950, with a range of initiatives to make purchasing easier. 

On the northern outskirts of town, at a site adjacent to the Shropshire Union Canal, Miller Homes is building three- and four-bedroom properties with excellent access into and out of central Telford at Sutherlands. Prices start at £165,000 on the current array of properties, with Help to Buy an option. 

Towards Teleford’s southern edge is The Paddocks at Lightmoor from Keepmoat currently offers a couple of four-bedroom home types for sale from £202,500. The development willalso bring two- and three-bedroom homes to the area, within easy reach of the town centre and green Shropshire countryside. It’s also a walk from Ironbridge, a UNESCO Word Heritage site. 

Bridle Wood is another development from the same company, this one on the north-eastern edge of the town, around three miles from the centre and within easy reach of the facilities of Oakengates. Prices currently start at £179,995 for a range of three- and four-bedroom houses, with Help to Buy and an Armed Forces discount on offer. 

Just to the east of Telford, the village of Shifnal is seeing a number of new developments currently under way. Redrow is offering three-/four-/five-bedroom homes at The Uplands from £314,995, and a collection of three- and four-bedroom designs at Aston Fields from £224,995. Meanwhile David Wilson homes is at work at Coppice Meadows with a starting price of £260,000 for its three-, four- and five-bedroom collection and Barratt Homes’ collection of four-bedroom house types at Honeysuckle Grange is priced from £279,995.
