New homes snapshot – Plymouth’s new build numbers surge across the city

The city of Plymouth has ambitious plans for many thousands of new homes, and the current market has a healthy and diverse supply of them...

With a population of over 250,000, Plymouth is the South West’s second-largest city, and its economic and geographical importance means there will be pressure to provide more housing for growing numbers of residents, which current development from housebuilders is working hard to achieve.

While still a major naval base, defence employment has diminished steadily over recent years, with engineering, health and education, and administration the major strands for work today. The University of Plymouth educates around 25,000 people per year, and there are two other colleges and the University of St Mark and St John, a teacher training facility, meaning a significant number looking for accommodation every year, a boon to buy-to-let investors.

VisionMuch as the city underwent dramatic redevelopment after World War II, the start of the 21st century saw plans drawn up to rejuvenate the city with new homes just part of the ‘Vision for Plymouth’ project. The proposals included 33,000 new homes by 2026 and the creation of 17,000 new jobs on newly built commercial land. A new public square, Business Improvement District and shopping mall form part of the plans, with regenerated harbour, waterfront and city centre areas and the creation of a cultural quarter also targeted.

Plymouth City Council’s current housing plans aim to deliver some 5,000 homes between 2016 and 2021, with around 30% funded by the council itself alongside private developers and housing associations. Hundreds are designated as starter homes and affordable homes, alongside social rented property and specially adapted homes for those that need them.

At the start of the year, Barratt Homes announced that it had brought some 576 new homes to the area over the past 12 months, and invested over £24m into community projects alongside them. Barratt managing director Paul Moran says: “Leaving a lasting and positive legacy within the new communities we are helping to create is hugely important to us. And this might be through job creation, introducing new facilities to the area or by protecting the environment. We are proud to be a major player in bringing growth to this region and we will be working hard to continue this throughout 2017.”

Among the new homes for sale in and around Plymouth now are:

Cherry Tree Gardens is a development from Taylor Wimpey, with two- and three-bedroom homes now available from £195,000, and Help to Buy and Part Exchange now available. Located in Ham, they are not are from the centre of Plymouth and within easy reach of an abundance of amenities and the Devon Expressway. 

Taylor Wimpey is also active at Cann Bridge Meadow, with a range of two- and three-storey homes priced from £172,000. This development is in the north-east of the city, in the Estover district, home to a great range of shops, schools, sports facilities and other amenities. It is only five miles into the heart of the city. 

Persimmon’s Palmerston Heights will bring two-, three- and four-bedroom homes to north Derriford, with Phase 2 following on soon as Phase one is nearly sold out. These homes are well placed for access into and out of the city, and there are good shops and excellent schools in the area. Prices currently start at £172,000. 

Plymstock Quarry is being redeveloped into a new community at a development called Saltram Meadow, also from Persimmon. Starting at £165,999 is a selection of one-, two- and three-bedroom homes within five minutes of the Broadway Shopping Centre and under three miles from central Plymouth. 

Barratt Homes @ PL2 is just two miles from the centre of Plymouth and with great access to the A38, with the WhatHouse? Award-winning national housebuilder currently offering a range of one-bedroom flats and houses from £115,995. Barratt is also building Reflections in the city, this development a collection of two-bedroom waterside apartments priced from £179,995 at Hooe Lake.

It takes under £100,000 to get on the property ladder at Vision, Redrow’s large development in Devonport setting new homes among a host shops, offices a market hall and other facilities. The mix of starter and family homes ranges from one-bedroom apartments to three-bedroom houses, with traditional and contemporary styles. There are ‘early bird’ deals as well as Help to Buy, Part Exchange and Mastermove schemes available.

504KCavanna Homes is a well-respected regional housebuilder and its 504K development has already been popular with many homebuyers, thanks to a range of one- to four-bedroom properties, with street scenes demonstrating the use of a mix of finishes. These new homes are available with Help to Buy, with prices starting at £187,000.

Sherford is a huge new development taking shape on a 1,200-acre site, which will provide some 5,500 new homes over 20 years in addition to a wealth of other amenities. Housebuilder Bovis Homes is offering a range of homes currently, with from two to six bedrooms, bringing appeal to a spectrum of homebuyers, with prices currently starting at £214,995. Look out for Help to Buy or Home Exchange to assist your move there.

From £249,000 comes a collection of four- and five-bedroom houses from Charles Church Developments at Morley Park, just to the east of the River Plym, three miles from the city centre. Help to Buy is available on these contemporary-designed homes, with just 36 properties on the development.

Coming soon to the city is Meridian, an apartment development from another WhatHouse? Award-winning developer, Linden Homes. This choice of one-, two- and three-bedroom properties will be close to water and offer great views of the landscape when completed.
