New homes snapshot – North Devon coast has new build appeal for buyers and investors

With a coastline packed with officially designated parks and Areas of Outstanding Natural Beauty, there’s no surprise that north Devon is not only looked at as a place to live permanently, but also a sought-after region in which to buy a holiday home.

Although stamp duty changes in recent years have made buying a holiday home or investment property more expensive, for some, the enjoyment of having a place in an attractive area to which to retreat or rent out to friends and family makes the extra expense worthwhile. A whole range of outdoor activities, from surfing and sailing to walking and mountain biking can be enjoyed in this part of the world.

Riverside ParkWhere the southern coast of Devon is better known for its holiday resorts and beaches, the north is also liberally sprinkled with great variety and quality, from Exmoor on the Somerset border to the Heritage Coast stretch shared with Cornwall. Barnstaple and Bideford are sizeable towns enjoying river and estuary views as well as their range of amenities and shops, while Ilfracombe and Westward Ho! are arguably the best-known of the area’s coastal settlements.

The north Devon territory is roughly an hour from the M5, but this connection to the motorway network does make the area a reasonable travel time for weekend breaks and longer from many places in the UK. While perhaps not home to quite the sunny spells of the county’s south, north Devon nevertheless has a mild climate that makes it a popular place for many as a holiday destination.

Bideford mayor David Howell recently said to the North Devon Gazette that he sees significant housing in the region reinforcing its success as a commercial and retail centre. He said: “There are 17,000 new houses planned for northern Devon, and the majority of those are in and around Bideford. I think those applications will start to come in next year. Bideford is growing.”

There is a great range of new build homes in and around Barnstaple at the moment. First up is a collection of two- and three-bedroom homes from Wainhomes, called Goodleigh Rise. Priced from £141,500, this development offers a choice of detached and semi-detached homes, with the Help to Buy scheme reducing up-front prices by 20%. Part Exchange is also available for those upgrading.

Coming soon is Redrow’s Glenwood Park. Prices have yet to be revealed as buyers await the official release of these homes, just two miles from the town centre, though they can register interest in the mix of two-, three- and four-bedroom properties that will comprise it. These homes will come from Redrow’s Heritage Collection, a well-received range of homes inspired by the Arts & Crafts movement.

Fremington, a village just west on Barnstaple along the River Taw, is seeing some new Barratt homes arriving, with two-, three- and four-bedroom  options at Riverside Park. Priced from £322,995, these homes are close to Fremington Quay and can be purchased with assistance from Help to Buy, Part Exchange or the housebuilder’s own Movemaker scheme.

Not far away is Bovis Homes’ Water’s Edge, where prices start at £250,995. On sale right now are several three- and four-bedroom home types at this development, overlooking the Taw, which underlines the tranquillity of this location. Visitors are welcome seven days a week.

The other side of the river, in Chivenor, is an impressive range of two- to five-bedroom homes from the same housebuilder at The Landings, where prices currently start at £216,995. As with Water’s Edge, there are several ways open for buyers to make their move easier, including Help to Buy and a Part Exchange option. 

Montbray​West of Barnstaple in Roundswell is Montbray, where Linden Homes is building two-bedroom apartments and a range of houses. Prices start at £199,950 right now. The village is close to the A39, the arterial route along the North Devon coast, making all those scenic areas easy to reach, as are Barnstaple itself and Bideford. The development is open Thursday to Monday (check for festive season opening times).

Just to the north of Barnstaple is Pilton, where Devonshire Homes is now selling an array of four-bedroom homes at its Westaway Reach scheme, starting at £347,950. The development also has two- and three-bedroom homes on it. These homes are with easy reach of the areas good schools and a number of excellent shops and amenities.

Deer Park is a scheme on the coast at Westward Ho! from Wainhomes. These two- and three-bedroom homes a close to some great surfing beaches and might make excellent second homes, particularly the attractive, detached bungalows. Prices start at £102,000, with Help to Buy available too if it is to be your main residence.

There are 35 two-, three- and four-bedroom homes planned for Pebble Ridge, between Westward Ho! and Northam. Planned as holiday homes, they can also be used as a permanent residence. Each has private outdoor space, a first-floor terrace or balcony and parking for two cars.

A few miles away in Bideford is College Park from £239,995, from Redrow Homes. This development has three- and four-bedroom homes to choose from, mixing traditional architecture with up-to-date layouts and specification. Ask the sales team about ways in which the company can help you move into the property you want.

Newland Homes has just a few villas, each with private parking or a garage, left for sale at Grenville Place, which have been architecturally inspired by the Victorian and Edwardian villas bordering the west side of the development. There are 67 properties on the scheme altogether, located just half-a-mile from the town centre.

Burrough House Gardens has just one property left of eight, situated a short walk from Northam’s village square and on the market at Brights of Bideford. The final home has four bedrooms (all located on the ground floor), with an en suite and dressing room to the master suite, and an open-plan first floor with kitchen and living accommodation and a large terrace and balcony.
