New homes snapshot – Lincoln's area busy with a host of new build options

The historic city of Lincoln is planning well for a busy future with proposals for thousands of new homes to meet demand from all types of homebuyers...

Lincoln is a city renowned for its history, and today it is building on an urban area population of some 130,000 to create a range of new homes to accommodate those attracted to the opportunities it offers now.

With many of the industrial strands of income for the city no longer there, those buildings that survived have seen frequent conversions to flats as the main businesses centred here have become administration, tourism, farming and IT, with Lincoln being a hub for a large part of Lincolnshire and even eastern Nottinghamshire. There has been regeneration around the city, for example the Brayford Waterfront and the marina now being home to a diverse collection of restaurants and bars.

With two universities, the city also benefits from a substantial student population – something to interest buy-to-let investors looking for regular income year-on-year.

Kings CourtThe draft Local Plan for Lincoln and the surrounding area aims to create over 1,500 new homes per year between 2015 and 2039 – nearly 37,000 in all, of which 17,000 are aimed to be 'affordable', an impressive proportion of over 45%. These will come in a thorough mix of locations, from town and city areas to new and expanding rural villages.

Here are new homes for sales right now in and around Lincoln:

Just half a mile from Lincoln city centre is LN6, a development from Chestnut Homes, where you will find a choice of two- and three-bedroom townhouses, two-bedroom apartments and two-bedroom bungalows. There are 52 properties in all, with this housebuilder offering Help to Buy, Part Exchange and its own 'Mortgage holiday' initiative, which can provide up to £1,000 per month to assist with the first year's home loan repayments.

Barratt Homes is one of a number of major developers working in North Hykeham, a highly rated town a few miles south-west of Lincoln with a host of great amenities now and more to come. Manor Farm has homes priced from £188,995, with an array of three- and four-bedroom properties to choose from. Help to Buy and Part Exchange are available.

Alongside is Kings Court, with a collection of high-specification four- and five-bedroom homes from David Wilson Homes, priced from £261,995. Visit the development Thursday to Monday every week (not so over Christmas) to see three show homes and to speak face-to-face to the marketing team about purchase assistance schemes.

Phoenix Place is the Persimmon Homes corner of development in the town, with prices starting at £172,999 for the current three- and four-bedroom homes. Two-bedroom options are to follow. This development is also open from Thursday to Monday and this developer also offers a number of ways to help purchasers get the property they want.

Somerton Meadows is the Lindum Homes offering in North Hykeham, a development of one- to four-bedroom homes. However, there's current just one property left. The development can be visited Tuesday to Sunday, from 10.00am to 4.00pm.

LakesideBeal Homes is offering a range of two- and four-bedroom properties priced from £150,500 at Lakeside in Waddington, just a few miles south of the city centre. With something for first-time buyers and upsizing families, these homes have an easy journey into Lincoln, or further afield to Newark or Sleaford. The marketing suite here is open daily, from 10.00am to 5.00pm.

Three miles to the south-west of the city centre is Primrose Place, a development of Shared Ownership properties from Waterloo Homes. These part-buy/part-rent properties come in two- and three-bedroom form, with a starting price of £45,500 for a 25% share. They are located close to Hartscombe Country Park and the Swanholme Lakes nature reserve, with easy reach of local shops and schools. Delivery of these new homes is expected in spring 2017.

From £325,000 to £399,000 is a collection of three- and four-bedroom homes adjacent to the Lincolnshire Showground in North Carlton, just a few miles directly north of Lincoln itself. The setting for these contemporary-designed homes – called The Edge by developer Gusto Homes – includes five acres of woodland and ten acres of landscaped parkland, as well as a lake for all homes to look over.

Also on the market is a collection of 30 new homes – an equal mix of two- and four-bedroom properties, from Cherry Tree Homes in the village of Cherry Willingham, about four miles east of Lincoln. These energy-efficient homes are promised in a 'continental' style, and priced from £135,950 and £182,000 respectively. Carpets and white goods are included, and Help to Buy is available.
