New homes snapshot – Hillingdon undergoing transformation with new build developments

There's an excellent array of new homes for buyers and investors to choose from throughout the western London Borough of Hillingdon...

London’s westernmost and second-largest borough is certainly keeping up with its peers in terms of new homes development, with many schemes under way and more planned for buyers looking for a well-connected part of the capital that is far more affordable than the centre.

With Heathrow Airport in the south and the heart of Metroland in the north, Hillingdon has huge variety to offer, from busy urban areas to leafy suburbia. The M25 cuts through its heart, and Crossrail will do the same in just a couple of years, an infrastructure project that has led to extensive new homes along the route, in places such as West Drayton and Hayes & Harlington. Journey times from these new homes will be slashed when the service starts, and offer better connectivity to central London and Docklands.

Drayton Garden VillageThe final decision on how London may increase its airport capacity has been delayed once more, so changes around Heathrow have yet to be set in stone for the coming years, though an extension of the airport will undoubtedly increase employment and the need for local housing, not least for those displaced by the construction of a new runway.

The property market in the area around Heathrow has suffered as a result of the time it’s taken to make the decision, but even if prices around there are significantly less than the average, Hillingdon as a whole has been one of the best-performing boroughs in terms of price rises over the past ten years.

Hillingdon’s current target is to provide 4,250 new homes in the ten years to 2021, with a 50% ‘affordable’ proportion, though national and regional government talk in recent years suggests these targets will be growing to meet the need of London as a whole.

Some 1,300 new homes are set for the old site of RAF Uxbridge, with a number of housebuilders set to work on that project to create a new community, with employment opportunities for up to 1,000 people alongside the new residential properties.

New homes currently for sale in the London Borough of Hillingdon

With prices starting at £320,000, Padcroft is a Redrow Homes with one- and two-bedroom apartments currently available. Three-bedroom apartments will also be sold in the future. It’s a popular site, with half the current Tavistock Apartments phase already sold out. Open from 9.00am to 6.00pm Monday to Friday, and 9.00am to 4.00pm Saturday, these homes are located just five minutes from West Drayton station.

Nearby is Drayton Garden Village, where Bellway is offering the last houses and has just released a new phase of one- and two-bedroom apartments. Prices start at £219,995 for studios and one- and two-bedroom flats, with Help to Buy London available. A show apartment is open from 10.00am to 5.00pm daily.

Persimmon Homes is working on the former RAF Uxbridge site to provide a huge variety of new homes, from apartments to townhouses and traditional two-storey homes, at St Andrews Park. Current availability suits a wide spectrum of budgets, from £369,950 to £799,950, with Help to Buy London, Part Exchange and Home Change schemes to assist buyers. The site is just a few minutes from the town centre and Tube station.

St Modwen Homes will also be releasing homes on this site in December. Initially, there will be a mix of one- and two-bedroom maisonettes and four-bedroom townhouses, all with allocated parking and lockable cycle storage. A marketing suite opens in December, with a show home scheduled to follow next May.

White Beam Close​Also in Uxbridge, and priced from £550,000, are the homes at White Beam Close, a mix of three- and four-bedroom properties from Cameron Group. This private, gated development of just seven houses backs onto Fassnidge Park and is just minutes from the town centre. The A40 is just a short drive away, with access to London and the M25.

Waterside living is on offer in a choice of studios and one-/two-/three-bedroom apartments at Waterloo Wharf, from Howarth Homes, launched mid-October. Set alongside the Grand Union Canal, this new build has been designed to reflect the old wharf buildings, but come with the latest stnadrds of build and interior specification.

McCarthy & Stone, the specialist retirement developer, is offering a mix of its retirement living and assisted living apartments at Heritage Place, between Ickenham and West Ruislip, on the doorstep of shops, amenities and transport links. These properties are made to reflect the needs of older buyers, combining thoroughly modern specification with security and emergency facilities for additional peace of mind. Assisted living properties offer residents additional medical/domestic help as needed.

Clearview Homes is building two developments in this part of London soon. Clearview House is in Northwood Hills, a contemporary-designed collection of apartments to be released this month, with nine more flats in Sylvan Court a little further out in Northwood itself.
