Bellway Homes' Claremont Park development in Alloa is the venue for a Part Exchange Weekend which the housebuilder is running on 29th and 30th June. The company is offering an exclusive 105% part exchange on its stunning range of new properties, many making their debut in Scotland.

Fraser Conn, sales and marketing director at Bellway Homes, says: "This is our first 105% Part Exchange Weekend in over five years and we are thrilled to be able to offer this amazing package at Claremont Park."

Located in the heart of Clackmannanshire, Claremont Park offers an impressive collection of three-, four- and five-bedroom detached homes in 12 different styles, with prices starting from £204,995. The House the Month is the ‘Birkdale', a generously proportioned family home. Downstairs has a substantial fitted kitchen with breakfast/dining area, utility room, cloakroom, separate dining room, well-proportioned lounge and integral double garage. On the first floor, two of the four bedrooms come with an en suite and there is also a main family bathroom.

As House of the Month the ‘Birkdale' on Plot 90 includes flooring throughout, fully integrated appliances in the kitchen, mirror wardrobes in the master bedroom and landscaped gardens. Bellway Homes is also covering the cost of the buyer's Stamp Duty fee. The ‘Birkdale' is available at only £256,995.

There are several other impressive properties available, including the three-bedroom ‘Belfry', the four-bedroom ‘Avondale', and the five-bedroom ‘Sunningdale'.

Under Part Exchange, Bellway Homes ensures an independent valuation is carried out on a prospective buyer's existing property, guaranteeing a fair offer. The company also covers estate agent's costs, including the Home Report, and any associated marketing costs. Buyers can also stay in their existing property until their new home is ready, making for a stress-free moving day.

Bellway offers a choice of other incentives at Claremont Park, including the MI New Home deal, a 95% mortgage scheme implemented by the housebuilding industry and the Scottish government, for properties up to £250,000.

Situated on the north bank of the Firth of Forth, with stunning views towards the Ochil Hills, Alloa is a popular location for homeowners. There's easy access to the M9 and M87 and Stirling is only a 10-minute drive along the A907. Alloa Railway Station offers regular services to Glasgow, Edinburgh, Aberdeen and Inverness.

The town has a variety of retail and leisure facilities including a community health centre and retail park, a number of nurseries and five primary schools. Secondary education is provided at the recently rebuilt Alloa Academy.
