Affluent Gerrards Cross still a hotspot for commuter new home buyers

Gerrards Cross is a charming village in the South Bucks countryside being close to the M25 and M40 and only 19 miles from London. It regularly appears in surveys as one of the most expensive commuter locations in the country.

Property group CBRE found that after taking into account travel costs and average yearly mortgage repayments in all locations with a commuting population of over 10%, Gerrards Cross came third to its neighbour Beaconsfield and Esher in Surrey. It remains resolutely popular with commuters who prefer to spend less time travelling to work in the capital with fast trains to Marylebone taking just 22 minutes.

A monthly season ticket to London Marylebone costs £245 from Gerrards Cross (£2,552 annually) with the fastest journey time of 22 minutes. Trains to Oxford take 55 minutes (£357.60 monthly, £3,724 annually); High Wycombe takes 11 minutes (£178.60 monthly, £1,860 annually).

Gerrards Cross has easy access to the M25, M40, M4 and A40 for journeys to London, Birmingham and the West Country. Heathrow is 12 miles away by car; Gatwick is around 60 miles via the M25.

The village is said to be named after the Gerrard family who owned a manor there in the early 17th century but was also previously known as Jarrett’s Cross. There is a wide choice of property from detached period and contemporary executive homes to period cottages on the edge of the common. The distinctive parish church of St James was built in 1861 as a memorial to Colonel George Alexander Reid,  MP for nearby Windsor, with a Byzantine-style dome, Chinese looking turrets and an Italianate bell tower. In 1969 the singer Lulu married Bee Gee Maurice Gibb there. Amal Clooney, barrister and human rights activist, lived in Gerrards Cross with her family as a child. Today, numerous celebrities such as Noel Gallagher own homes in the area.

The high street boasts a good range of upmarket boutique style shops, cafés and restaurants as well handy chains and food stores including Marks & Spencer Simply Food, Tesco, Sainsburys Local and Waitrose. The Gerrards Cross Community Association is based in the Sir Edwin Lutyens designed memorial hall and hosts a number of clubs and various annual fundraising activities such as the February Attic Sale and September Jumble Sale. Squash and tennis courts are also available for hire. The town has its own library and an Everyman Cinema. The local swimming pool is at Chalfont St Peter Leisure Centre and three golf courses are within easy reach. There is easy access to walks along the South Bucks Way and the Chiltern Heritage Trail.

Many families move to Gerrards Cross for the excellent schools both state and private.  State primaries include Gerrards Cross Church of England and St Joseph’s Catholic School. It’s in the catchment for a number of top performing grammar schools including two Dr Challoner’s Grammar Schools, one for boys, the other for girls. Chalfonts Community College is a co-educational secondary school. Independent schools include St Mary's for girls and Thorpe House for boys. ACS Hillingdon International School runs buses for pupils living in Gerrards Cross.

The proposed HS2 rail line to Birmingham is planned to pass in a tunnel to the north of the village and residents have been vociferous in their objections seeking extra funds to ensure than the areas of outstanding natural beauty will be protected and preserved if the construction goes ahead.
