Acton buyer takes advantage of the Lizzie line on Crossrail route

Posted 8 December 2016 by Ben Salisbury

A buyer from Acton feels he has got a great living and investment opportunity by buying a home that will benefit from the introduction of Crossrail

Research from property consultants CBRE provides evidence for the positive impact of Crossrail on property prices in the local area. It found that since the Crossrail announcement there has been an overall 31% increase in house prices near prospective stations.

Over and above normal house price growth, prices are expected to increase 3.3% each year until the ‘Lizzie’ line is completed in 2018. Frederick Foo, 35, a consultant in the oil and gas industry, has jumped at this opportunity for investment in Acton, which is currently under a £600 million investment plan.

Frederick has purchased a two-bedroom apartment in Acton Gardens, a joint venture between Countryside and L&Q, less than two miles away from Acton Main Line station, which will soon have access to the Elizabeth Line.

Frederick, previously living in Chiswick, near Acton explains: “When looking for new properties I was so busy looking further afield that I didn’t realise that the opportunity for investment was right under my nose.

“Acton is going through such a large amount of regeneration and as a result the value of property in the area is expected to rise in the future, making it an excellent investment. With Crossrail set to arrive in 2019, Acton Gardens is a very attractive prospect. I plan to live in my new apartment at Acton Gardens and rent out my current property cushioning off my monthly mortgage repayments for my new home”.

Acton Gardens is a contemporary range of one, two and three bedroom apartments, three and four bedroom überhaus and überhaus penthouses, and four bedroom townhouses.

It is reconnecting the estate to the wider neighbourhood, with more than 2,500 new homes set within traditional tree-lined streets, and is increasingly providing a sense of place and community for residents. Once completed, a central plaza will feature a new supermarket, public open spaces and other amenities, helping to bring residents together.

Frederick continues: “Another factor which made Acton Gardens very attractive was the underground parking. I have an allocated spot which was important to me as I drive to work. I also like the community atmosphere that has been created at the development; there are lots of other like-minded young professionals.”

The new homes at Acton Gardens boast a superb specification with open plan kitchens and living areas providing the perfect space to entertain guests. Kitchens feature contemporary fitted units, stone worktops and a range of high quality integrated appliances. Bathrooms are calming with crystal white suites, ceramic tiles and warming driftwood detailing throughout. All have access to an outdoor space, whether this is a balcony, a terrace or a communal garden.

Frederick continues: “Being so close to Zone 1 and 2 will be a real benefit and is what I am really looking forward to. I spend most of my weekends in Central London and shop in Oxford Street, so having such easy access to a wide variety of bars and restaurants is great for meeting friends and family. Now being even closer just makes everything so much more convenient.”

Frederick concludes: “The buying process was very smooth, with the welcoming sales staff quick to respond to my queries. I have actually recommended Acton Gardens to a friend of mine who is looking at investing in a one-bedroom apartment.”

Prices for one-bedroom apartments start at £430,000. Help to Buy is available on selected properties. For further information, please contact Acton Gardens on 020 8993 6923 or visit www.actongardens.co.uk
